CORKER | CLIFFORD
A multi-disciplinary property practice
"In our view, it is not possible in this day and age to manage residential property properly without a solid understanding of both the practical (surveying) and legal aspects of it - and we seem to be alone in combining such knowledge under one roof"
Surveying services

We offer a narrow range of property-related surveying services which are regulated by the Royal Institution of Chartered Surveyors.

Why we are different
We keep our field of practise narrow and client base small so that we are able to provide them with a proper standard of service.

Our surveying services are delivered by our team of in-house chartered surveyors and are fully integrated with our dispute resolution and management services which means that, in many cases, we are a one-stop shop.

Dilapidation schedules / condition analysis

We identify and diagnose building defects and provide advice on how to remedy them.

Feasibility studies

We carry out studies to assess the merits and viability of a project, in particular the technical, financial and legal aspects of the same.

Expert witness

From time to time, individuals within our firm are called upon to draft expert reports in compliance with the Civil Procedure Rules 1998 and/or tribunal procedure rules.

Repair / maintenance plans
We forecast repair / maintenance costs of a building over an agreed period of time and implement them. Such plans are essential to avoiding unnecessary reactive maintenance, and are useful for alerting landlords and tenants to future costs.
“I would unreservedly recommend Corker Clifford LLP. They’ve... recently managed with great skill a major refurbishment of the whole block, from concept and planning to completion. "
Case studies

Case study: extensive repair work to the exterior of a 1930/40s mansion block which included replacement of 1930s Crittall windows, insulating and re-covering the roof, installing new dedicated electrical and media services to every flat, recovering walkways and general repair and redecoration works. Contract value c. £700,000
Case study: sensitive restoration of a Grade II listed town house in a Georgian crescent, divided into flats. The work involved, amongst other things, extensive removal of cement pointing and replacement with lime pointing, overhauling the original Georgian sash windows and construction of an insulated lead roof. Contract value c. £200,000
Case study: drafting a 10-year maintenance plan to help tenants budget for anticipated future repairs. The plan took into account the standard of repair mandated by the leases (in this case "good and substantial repair") and specified redecoration requirements (in this case all painted surfaces were to be redecorated every seven years).
